OUR APPROACH
Crafting a Home That’s Uniquely Yours
Creating more space, better flow and modern comfort without losing what made the house worth saving in the first place.

Our Historic Home Renovation Process
Our difference in delivery lies in our collaborative approach and radical predictability, allowing us to commit to fixed-price construction, even for complex, ambitious architecture.

1
DISCOVER WHAT'S POSSIBLE
We begin with a custom feasibility study grounded in research, examining the development regulations specific to your property and evaluating your site. For a fixed fee, we complete our research, document the property, and present two custom schemes that address your needs.
We provide a construction cost estimate for each scheme to help you understand your options and assess project feasibility.
Feasibility study investment: $7,500 for remodel or addition, $8,500 for new construction. Varies for commercials.

2
TAILOR TO YOUR NEEDS
Once feasibility is complete, we continue into Discovery, where we fine tune the scheme to your liking and begin to discuss the look and feel of the spaces with our custom “style story”. We also complete full as-built drawings of your home to serve as the foundation for our permitting and design development drawing sets.

3
WORK THROUGH THE DETAILS
Once we’ve got a clear direction, it’s time to dive into design. In Design and Planning, all selections are made and presented to you for review. A 3D model will be generated for your project to help you visualize the space. Technical drawings are completed, a structural engineer is engaged, and all permit drawings are prepared. Moontower applies for a permit on your behalf and manages all necessary updates for clearance.

4
RENOVATE YOUR HISTORIC HOME
With a detailed design and construction contract in place, we're set up for a smooth build. Our superintendents and project managers handle the day-to-day scheduling and subcontractor coordination, so you get the mental relief of knowing your project is being cared for. Regular meetings are held with you and your design team to inspect progress and answer questions, and your construction team keeps you updated on schedule and any custom changes. Craft is monitored and coordination is managed from start to finish, ensuring a top-quality home.
Design Investment: included in previous services
Build Investment: $250K–$4M+

“We've lived in the home for a year now and are still in love with it and its details. I'd highly recommend Moontower and would work with them again.”

“We love working with Moontower! We had never undertaken a major renovation and didn’t know what to expect or where to begin. The folks at Moontower spent a lot of time getting to know us, figuring out our style and making sure we were comfortable with the process. Besides, they are great people and a lot of fun to work with! The results are phenomenal. Can’t wait to work with them again!”
Lois
“After considering a remodel for 10+ years, we are very pleased that we decided to renovate our home and select Moontower Design Build. From the first encounter throughout the project, we give the entire experience five out of five stars!
Not only are we thrilled with the end result, but the process was, to our surprise, enjoyable. Our project transformed our small bungalow into a wonderful space for our family of four – now a very functional and pleasant home to live and entertain. We now love living in our home with the well-thought-out design, quality construction, and inspiring.”

Why Moontower
For more than 16 years, Moontower’s architects, interior designers and builders have worked together on homes throughout Austin, including renovations in some of the city’s oldest neighborhoods. We have restored and renovated homes throughout Hyde Park, Bouldin and other established Central Austin neighborhoods. That experience matters when you’re working with an older home. Original stone, aging structures, previous additions, tight lots and historic review requirements all influence what is possible. Our team looks at the architecture, construction and interiors together so new work feels considered rather than simply attached to what was already there.
Moontower has been recognized by Austin Home for both architecture and home building, and our work has appeared on the AIA Austin Homes Tour, Austin Modern Homes Tour, Austin NARI Tour and Preservation Austin Homes Tour, as well as in Dwell, Texas Architect and Tribeza.

Frequently Asked Questions
It depends on your property and the work you're planning.
According to the City of Austin Planning Department, historic review may be required if your home is a designated historic landmark, a contributing property in a local or National Register historic district, or an older property undergoing certain exterior changes. Exterior alterations, additions and site work may require review, while routine maintenance and in-kind repairs generally do not.
Moontower's build investment for renovation projects typically starts at $250,000. The final cost depends on factors such as the scope of the renovation, existing conditions, structural work, historic requirements and the level of finishes selected.
Construction timelines vary by scope. A smaller renovation may take 3–6 months to build, while construction on a whole-home renovation can take 6–18 months. Design, historic review and permitting happen before construction and affect the overall project timeline.
No, there’s no need to bring your own architect when planning a renovation with Moontower. We have our own team of expert architects, interior designers, and builders who can help you bring your vision to life.
