PROJECT BACKGROUND & OBJECTIVES
M and D live in Cherrywood with their son and love their current location. Their 2 bedroom 1 bath house has worked to date but is starting to feel tight. M is currently working out of the garage apartment above the garage/workshop. The washer and dryer are in the unconditioned garage right now. The scope includes a new primary suite, laundry inside the house, a small kitchenette at the Garage Apartment and a 1/2 bath if possible in the main house.

DESIGN GOALS BY PRIORITY:

PROJECT DELIVERABLES: WHAT’S IN?

The addition is off the Family Room. The addition will be slab on grade foundation with wood siding, wood windows and composite shingle roof to match the existing house.

The addition will include: primary bedroom, primary closet, primary bath and laundry.

The kitchen will be remodeled to move the refrigerator to accommodate better circulation to the new primary suite.

The Garage Apartment kitchenette will have a sink, countertop, base cabinet, shelves and a mini refrigerator.

PROJECT ASSUMPTIONS:

To avoid the protected trees, the site will be accessed from Concordia; part of the wood fence will be removed.

The electrical panel will be moved to Addition and will be upgraded to meet current code.

The existing foundation is in good condition and does not need repair.

The soil conditions are good and a standard depth slab on grade foundation will be installed at the addition.

The existing framing is in good condition and does not need to be replaced, except as required to accommodate the new design.

The existing grinder pump can remain in place.

The existing mechanical units are in good condition and can remain.

The existing water heater is in good condition and can remain in place.
