Project Type:              Comprehensive Remodel/Addition                                 

PROJECT BACKGROUND & OBJECTIVES

Kevin and Julia love their home in Rosedale; however, they need additional space now that they have grown to a family of five. Their recent offer on an existing home in Westlake Hills has been accepted, and they're using the option period for Moontower to evalute the feasibility of a remodel/addition scope that suits their needs and aligns with their budget.

DESIGN GOALS BY PRIORITY:

  • Addition as required to meet needs, targeting 2,800-3,000 conditioned sf.

  • Comprehensive remodel to include replacement of all doors, windows, mechanical, electrical, plumbing, as well as, cabinetry, interior finishes, fixtures and accessories. Exterior scope includes siding, roof and gutter replacement (brick to remain).

  • 5 bedrooms (primary, 3 kids and 1 guest/office), 3-3.5 bathrooms, a playroom, laundry and pantry.

  • Screened outdoor porch.

  • Keep existing garage.

  • Nice to have small additional office, half bath for guests, bar, mudroom, fireplace and built-in storage for kids.

  • Consultant Services (structural, geotechnical, etc)

  • Regulatory Fees (permitting, sidewalk fee in lieu, etc)

  • Pool/outdoor decks/fencing/landscaping (showed for illustrative/spacial purposes only)

Option A
 

Comprehensive remodel stripping the interior down to the studs. All new doors, windows, MEP systems, smooth drywall, flooring, cabinetry, countertops, finishes, fixtures, and accessories. Replace guttters and roof with standing seam metal. Keep brick, insulate walls and roof, and replace siding with cement board.

5 bedrooms (primary, 3 kids and 1 guest/office), 4 bathrooms, playroom, laundry and two car garage.

Bar, hallway kids drop zone/closet

Size: 2485 conditioned sf + 775 non-conditioned

Construction Investment w/ porch phased: 1.2-1.3M

Construction Timeline: 12-18 Months
