  • 2nd floor = 806.42 2nd floor

Unconditioned = 997.67 sq.ft.

  • 2 car garage = 538.45 sq.ft.

  • front porch = 79.94 sq.ft.

  • balcony = 67.73 sq.ft.

  • phased: back porch = 311.55 sq.ft.

 

Total project square footage = 3,537 sq.ft. (excludes phased work).

PROJECT BACKGROUND & OBJECTIVES:

Ben and Katie own and live in the home xxxx Pinecrest Dr. with their children x, and x. They love the location but want a brand new home that better meets their need and supports their lifestyle. Katie & Ben would like a 4 bedroom/2.5 bath home with an office, bonus room. The living and entertaining spaces must have a thoughtful connection to the backyard and generous daylight.

Design Goals by Priority: 

  • Primary Suite upstairs with views of the park. Katie & Ben do not want feel like they are overlooking their neighbor's property

  • Kitchen - walk-in pantry, island seating, no bar necessary, but would like an under counter wine & bervage fridge

  • Living space/tv room with seating for the whole family and access to the backyard

  • Modest office with view over looking the park

  • The program must include 4 bedrooms and total of 2 1/2 bathrooms

PROJECT DELIVERABLES: WHAT’S IN?

  • New construction, two-story single family residence with a 2 car garage

  • New driveway

PROJECT CONSTRAINTS:

  • In the floodplain, the proposed finish floor will need to be 2' above 100 year, City of Austin, floodplain

  • There are 5 protected trees to contend with on the property.
