GENERAL CONTRACTING

1.Budgeting & Planning

I have plans but I'm not sure if we are on target... what will it cost, how long will it take, is it possible?? These are big questions we answer in pre-construction budgeting & planning. In this phase we can engage with you and your architect on an hourly basis to consultant as a general contractor for your project.  Ideally we are brought on to the team when you are selecting an architect, but we can also start analysis and budgeting after plans are complete.

Pre-Construction Investment: Estimated $2,500* 

(varies with size + complexity of project, as well as how early Moontower is engaged)

2.Bidding

Formal bidding can begin once drawings are completed for construction and all selections are finalized.  Working from detailed drawings and selections and finish schedules created by your architect and/or interior designer allows us to show you in great detail what the all-in price is for your build.

If you have a less developed plan set or no interior designer we can recommend an interior designer to assist you OR Moontower's interior design team* can work with you to avoid starting a major project with allowances and to-do lists that lead to surprises and stress.

Pre-Construction Investment: Fixed Fee of $4,500** 

(varies with size and complexity of project)

**50% credited to project if selected as general contractor

*Interior Design services billed hourly

3.Construction

It's time to BUILD!  With complete and detailed plans and a fixed price contract for construction* we’re all set up for a smooth build process.  Craft and the daily and weekly activity on the job is supervised by our site superintendent and the budget and schedule are monitored by your project manager from start to finish ensuring a top quality home built according to the project plan and the design intent. 

Construction Investment: Comprehensive projects starting at $500K+ with limited availability for small project exceptions.

*Fixed price build contracts include: Permit fees, surveys, Moontower supervision, subcontractor's expenses, general liability + builder's risk insurance, Moontower administrative overhead, material procurement and storage, and all general conditions required for a clean, safe, and efficient job site.
