After recently relocating to Austin with their two children from out of state, our clients were looking for a 'project house' to grow into. They needed a home that works well for their family now and over the next decade. While the 3 bedroom 2 bath existing home layout worked, their priorities were to upgrade the home, opening up views from the kitchen to living and dining, with a larger kitchen and a screened in porch for entertaining.  Additionally, they wished to enhance the primary bath and add a small play space for the family. Our client needed a small area for a home office, while their partner wanted a comfortable laundry room and mud space with a generous pantry for the kitchen. They purchased the home with the intention of building a guest suite by the detached garage and adding a pool in the future.

Design Goals by Priority:

  •  Open up kitchen to living and dining spaces, expand and screen-in the back porch. Rework the stairs to provide a larger entry, create a laundry/mud room downstairs, along with an ample pantry for the kitchen.

  •  Enlarge primary bath: two sinks, free standing tub, walk-in shower, 2 separate water closets, and 2 separate walk-in closets. Create ensuites for secondary bedrooms, which includes the addition of one whole new bathroom.

  •  Provide a modest office with access to a bathroom and add an upstairs play space for kids.

  •  Update the interior and exterior finishes of the home.

  •  Add a guest suite at the detached garage with a bath that will double as a pool bath.

PROJECT DELIVERABLES: WHAT’S IN?

  • Comprehensive remodel/addition includes expansion of the primary suite and back porch(to be screened in) with the addition of a new wood burning fireplace, redistribution of interior spaces and upgrades of interior finishes (doors, drywall, trim, paint and fixtures), cabinetry, appliances, partially updated MEP systems, and all new windows.

  • Update exterior finishes with paint, new wood trim and shutters.

  • Second floor expansion to accommodate a larger primary bath and a new secondary bedroom/bath combo.

  • Exterior partial demolition of existing driveway, full demolition of front yard steps and sidewalk and rear porch flatwork.

    Interior demolition down to studs in 80% of home.

  • New ribbon driveway from apron to motor court. Pool, landscape and front yard fencing listed as an option

  • Remodel of the existing bath in the garage, with a new guest suite addition attached.

PROJECT EXCLUSIONS: WHAT'S OUT?

  • Landscape design

  • Pool design and install

  • Existing driveway apron to remain, along with driveway adjacent to the garage door

  • Exterior siding and roofing to partially remain in areas unaffected by remodel

  • Foundation repair

  • Existing fireplaces, flues, and chimney caps are in good working condition

  • Low voltage package - to be determined based on needs
