PROJECT BACKGROUND & OBJECTIVES

After falling in love with the property and charming Hyde Park bungalow, K and A purchased xx Avenue B understanding that they'd need to add on and do some site improvements to make the home work for them. Site Improvements include a new primary suite, carport, office and laundry spaces.

DESIGN GOALS BY PRIORITY

  • Design an addition that includes a new primary suite, laundry & office space with storage

  • Within the existing footprint or addition create space for a second desk, library/media room

  • Design a carport for two cars to park with included storage space

  • Come up with a site plan that includes a minimum 10x30' pool, outdoor living, basketball area, water tanks

PROJECT INCLUSIONS: WHAT'S IN?

  • Addition including new Primary Suite, Laundry and office space

  • Remodel of existing spaces to accomidate office space and a secondary living room

  • Carport with exterior storage solutions

PROJECT EXCLUSIONS: WHAT'S OUT?

  • Demolition of the Garage

  • Landscaping beyond city of Austin required ground cover

  • New Pool

  • Moontower Design Services 

  • Consultant Services (structural, geotechnical, etc)

  • Regulatory Fees (permitting, sidewalk fee in lieu, etc)

  • Budget Range (excludes landscape and design services): 800-900k

  • Budget Range, addition only : 550-650K

  • Construction Timeline Range: 10-14 months

  • New Conditioned Area: 800 sf

  • New Unconditioned Area: (garage, covered porches): 906 sf

SCHEMATIC DESIGN OPTION B:

  • Budget Range (excludes landscape and design services): 750-850k

  • Construction Timeline Range: 10-14 months

  • New Conditioned Area: 650 sf

  • New Unconditioned Area: (garage, covered porches): 600 sf​
